Enable laundry facility reservations
Allow your residents to book shared laundry facilities from their smartphone. For each facility, indicate the number of reservable machines and choose a reservation calendar from predefined templates. If there are several machines, tag them physically starting from "1". Equa World ensures that the reservation quotas are respected.
Send documents and announcements to residents
With our Equa Delta application, you can send documents and announcements to residents living in a particular unit, a building, a group of buildings, or all your buildings. A document can be a lease document or a house rules document for example. Announcements have an expiration date attached to them, and can pertain to an event such as a repair job or a local gathering for example. Residents can read their documents and announcements within the Equa Phi app wherever they are. When sending confidential documents to residents, we recommend the PDF format and an online storage service such as Google Drive. For non-confidential documents, an online blog site such as paper.wf is perfect (to add images to your articles, use a service such as imgbb.com or https://dopiaza.org/tools/datauri/index.php).
Receive work orders from residents
Receive work orders from your residents. Track progress by setting the work order status, and appending a text note. For more information regarding a request, simply copy the sender's email address and start an email conversation.
Onboard residents individually
You have two options for onboarding your residents individually: (1) Use the Equa Delta app and show residents their QR-code from your mobile device's screen; this is convenient if you are meeting the head of the household in person, for example when signing a rental agreement. (2) Send residents their QR-codes in digital or paper form by first saving the QR-code to a file. For both options, you may decide to choose a passphrase which you will need to communicate to the resident for making the onboarding process more secure.
Onboard residents through on-site posters
As an alternative to individual onboarding, you can put up posters in your buildings and have your residents scan the QR-code the poster contains. You will need to contact us at support@equa.world beforehand so that we can create custom-made posters for each of your buildings, which you would then print out and put up in the buildings.
Manage real estate inventory
Add owned or managed buildings to your inventory. Addresses are verified through Google Maps. Attach notes to buildings. Indicate the presence of amenities in buildings, such as shared laundry facilities. Indicating the presence of laundry facilities in your buildings automatically activates the booking function for your residents. For each laundry facility, set the number washing machines and choose a booking calendar from predefined templates.
Manage the stays of residents
Add a stay to a building by specifying the unit identifier, the move-in date, and the name of the resident who signed the rental or sale contract. Add notes to individual stays. Terminate a stay by setting its move-out date. Optionally specify a rent amount for automated rent collection.
Collect rent automatically
Collect rent efficiently within the Euro-Zone by simply entering your bank account number and the rent amounts. Manage rent payments in your dashboard on Stripe.com. Allow household members to split rent, and to change their share of the rent whenever they like. Allow paying residents to change their source bank account getting you involved. Allow paying residents to switch to Equa Phi payments even if they have set up other payment methods. Change the bank account you are using for collecting rent without having to notify your residents. Most Euro-Zone countries are supported using SEPA Direct Debit payments.
Integrate Equa World with other accounting and real estate software
When using the rent collection feature, integrate Equa World with your accounting software through Stripe’s reporting capabilities. Send to Equa World your existing real estate data about buildings and stays by uploading CSV files in the Equa Delta app. Create these CSV files by exporting from sources such as Microsoft Excel, Apple Numbers, Google Sheets, Airtable, or by programmatically querying the databases of other real estate software you are using.
Organize your team
Each member of the property management team can specialise in one or more roles for an efficient division of labor. The person who claims the property management company within Equa World is assigned the "chief" role. Chiefs has full access to all Equa World functions, and they can add other people to the team, be it in a "chief" role, or at least one of "agent", "resident relations manager", "inventory manager", "editor" or "HR manager" roles. Anti-COVID compliant
Equa World helps enforce social distancing within the buildings you are managing. Residents can read documents & announcements and book common laundry facilities without being physically present in the entrance hallway or the laundry room; this results in less frequent encounters between residents and less chance of a COVID contagion.
Enables remote work
With Equa World, your staff members can manage communications with residents without having to be physically present in the company premises.
